The project comprises a GBCA 6 star Green Star design and as built, 50 storey office tower, retail podium, carpark levels and adjacent heritage buildings Legion House. The development features 57,000m² of commercial office space and 2,750m² of retail space.
The central energy plant serving these buildings comprises a tri-generation system, electric chillers and gas-fired heating boilers which provide heating and cooling to central air handling plant. Typical commercial floors are conditioned by low temperature VAV systems for the centre zone and active chilled beams for the perimeter zone.
Legion house is designed to be disconnected from the electricity grid and will generate its own power using gas produced by using waste paper that has undergone gasification.
Our role on this project was as an Independent Commissioning Agent to satisfy the Green Star requirements as well as to undertake Commissioning Management for the complimentary building services not covered by Green Star including the central energy plant.
